The statutory line
Iowa Code section 428A.1 taxes a deed at eighty cents for each five hundred dollars, or fraction of five hundred dollars, of consideration above the first five hundred dollars. That is $1.60 per $1,000. The ledger applies that rule. It is not an estimate.
Commission, concessions, repairs, staging, and carrying costs are inputs. The page starts them at stated defaults for the metro. Those defaults are estimates, not a listing agreement.
